What we do

Deals stall when a property isn't ready. The seller moved out and left half the garage behind. The estate is still full of furniture. The last tenant left the oven and the bathrooms for someone else. Until that gets handled, nobody books the photographer.

We handle it. We clear out what has to go, from a cluttered basement or attic to a whole house, and we haul it away. Then we clean the place properly: kitchens, bathrooms, floors, glass, every room a buyer or tenant will walk through.

When a house needs a bit more to show well, we help with the cosmetic side too. Think touch-up painting, small fixes and a final reset of the rooms people photograph. We don't do construction. We do the cleaning and cosmetic work that gets a home in front of buyers.

Rich, who owns the company, holds a real estate license, so he knows what a listing agent means by "ready" and how tight a closing date can be.

What a real estate clean can include

Clean-outs, from one room to the whole house

Basements, garages, attics and closets cleared of what the owner doesn't want, so buyers see space instead of storage.

Hauling it away

What's cleared out leaves the property. Nothing gets piled at the curb for the next owner to deal with.

Kitchens and bathrooms

Cabinets, counters, appliances, tubs, tile and fixtures, cleaned to the level a buyer inspects them at.

Every surface, top to bottom

Dusting and wiping down ledges, trim, doors, switches and vents in every room.

Floors

Vacuuming, mopping and spot work so the floors photograph well.

Interior glass

Windows, mirrors and glass doors on the inside, which is what shows in listing photos.

Cosmetic make-ready

Touch-up paint and small fixes that help a home show well. No construction.

Photo-day reset

A last pass through the rooms the photographer will shoot, the morning of if needed.

How the job runs

It starts with a walk-through of the property. You tell us the date that matters, whether that's photos, the first open house or a closing. We tell you what we'd do and put it in writing.

  1. Walk-through and scope

We walk the property and you give us the date that matters. You get a written scope.

  2. Clear out, then clean

We clear first and clean second, so nothing gets cleaned twice. Cosmetic touches come last.

  3. Handover

We tell you when it's ready and you get a property you can photograph, show or hand over.

Working to your listing date

Real estate work runs on someone else's calendar: the photographer, the first open house, the closing, the lease start. We plan backward from that date, not forward from whenever we can start.

If the timing is tight, say so at the walk-through. We'll tell you honestly what's possible and what order makes sense. We're used to working with lockboxes, listing agents and owners who are already living somewhere else, and we keep you updated so you're never chasing us for a status.

Who calls us for real estate transaction cleaning

  • Listing agents who need a house ready before photos

  • Property managers turning units between tenants
  • Landlords and investors resetting a rental
  • Sellers who have already moved out
  • Families and executors preparing an inherited home

Our standard

You shouldn't have to wonder if the job was done right

Missed trash, a restroom skipped, dust left on the sills the day of the showing. We set things up so you can check our work against something written down.

A written scope for every job

Before we start, you get the scope in writing: what's included, room by room or area by area. When the work is done, that list is what we check it against.

Photos of the work

We photograph our work as we go, so there's a record of the condition before and after.

You deal with the owner

Rich quotes the job, walks it with you and is the person you call. If something isn't right, you tell him directly.

Planned around your date

We ask for the date that matters, whether that's listing photos, a closing or opening day, and plan the work backward from it.

Getting a listing ready in Fairfield and Westchester

A lot of the housing stock between Fairfield and Greenwich is older colonials and capes with full basements, attics and detached garages. That's where years of stored stuff sits, and it's usually the first thing a buyer's agent opens.

The spring market moves fast along the shoreline towns, and listing dates get set before anyone has looked in the attic. Book the walk-through early and we can plan the clean-out around your photo date instead of the other way round.

Over the state line, Westchester has the same kind of older stock. Rye, Mamaroneck and New Rochelle line the Sound with colonials and shingle houses, and Scarsdale and Larchmont have streets of big Tudors. White Plains, Port Chester and New Rochelle add apartments and multi-family buildings that turn over between tenants.

Where we work

Real Estate Transaction Cleaning: questions people ask

Can you clean out a house before you clean it?

Yes. Clean-outs are a big part of this service. We clear basements, garages, attics or the whole house and haul away what the owner doesn't want, then we do the detailed clean.

Do you do repairs or renovations?

We don't do construction. We handle cosmetic make-ready, like touch-up painting and small fixes, so the home shows well. Bigger work belongs with a licensed contractor.

How fast can you get a listing ready?

It depends on how much has to come out and the size of the house. Tell us your photo or closing date at the walk-through and we'll tell you honestly whether we can hit it.

Do I need to be at the property?

No. Agents and out-of-town owners can arrange access through a lockbox or the listing agent, and we send updates as the work goes.

What's the difference between this and ONE Clean?

ONE Clean is our all-in-one package for homes that need everything: clean-out, deep clean and coordinated cosmetic work. Real estate transaction cleaning can be as simple as a pre-listing or move-out clean. We'll suggest the right fit at the walk-through.
