Covers: Multi-Unit Housing
Property managers juggle two kinds of cleaning. There's the steady work in lobbies, hallways, stairwells and laundry rooms that residents see every day, and there's the unit turnover that has to happen fast so a vacancy doesn't sit empty. Way Beyond Cleaning does both for apartment buildings, condo associations and multi-family properties in Fairfield County and Westchester County.
Turnovers are where our real estate background comes in. Getting properties ready for showings, listings and new occupants is a core part of what we do. We know what a leasing agent needs to see when the door opens: a clean kitchen and bath, cabinets and appliances wiped inside, floors done and no trace of the last tenant.
You deal with the owner directly. That makes coordination easier when you need to tell someone which unit is vacant, where the lockbox is and when the painter is finishing.

Dust and debris cleared after paint, flooring or kitchen updates, so the unit can be listed.
Shared spaces and vacant units
Common areas belong to everyone and no one, so they slide quickly. One resident tracks in snow, another leaves a recycling bag in the stairwell, and by Thursday the hallway looks neglected. A regular schedule keeps those spaces from turning into a source of complaints, and it gives you something concrete to point to when a resident asks what the building is doing about it.
Turnovers run on a different clock. The unit might be waiting on a painter or a repair, and the leasing side wants it shown as soon as possible. We coordinate around the other trades, confirm access ahead of time and clean once the dusty work is finished, so the unit doesn't need a second pass.
Scheduling
Common areas are typically cleaned on a set weekly or twice-weekly schedule, often during the day while residents are at work. Turnovers get booked as units come open, so it helps to send the move-out date and any planned repairs as soon as you know them. The common-area routine goes in the proposal, and turnovers are handled one unit at a time.

Questions facility managers ask
Can you do common areas and unit turnovers under one agreement?
Yes. The common-area routine goes in the proposal, and turnovers are handled as they come up, scoped by unit size and condition.
How do you get into vacant units?
Whatever your building uses: a lockbox, the office, or a door code. We confirm access before each turnover.
Do you clean inside the appliances on a turnover?
Yes. Inside the oven, fridge, microwave and dishwasher are part of a standard turnover, along with the inside of cabinets and drawers.
Our laundry room is a constant mess. How often should it be cleaned?
It depends on how many units share it. We'll look at it during the walk-through and suggest a frequency, and you can adjust from there.
